| Floor areaDOCUMENTED | over 20,000 m² of concrete halls, on own land, with land reserved for the substation and for expansion |
|---|---|
| Usable heightDOCUMENTED | between 6 and 9 m |
| PowerUNDER WAY | 45 MW grid solution study, under way with the distribution operator, with room to grow; the maximum capacity will be set by that study. On medium voltage: 1.7 MW approved, with room to grow to 8.5 MW. A dedicated 110 kV substation, developed to the operator's specifications, under the powered shell model |
| Grid connectionUNDER WAY | the 110 kV line crosses the site's own land and the substation is built on that same land — no easements over third-party property, no connection route to permit beyond the site, with the option of a loop-in loop-out connection |
| Load capacityDESIGN TARGET | floor slabs that carry the highest-capacity racks, liquid-cooled — without reinforcement |
| Fire envelopeDESIGN TARGET | passive protection REI 180–240 |
| Cooling conceptDESIGN TARGET | hybrid, no water consumption; design PUE 1.12–1.18 or lower |
| ConnectivityDESIGN TARGET | two independent fibre routes, quoted by telecom operators; two meet-me rooms planned, designed without a single point of failure |
Permitting
Industrial zoning confirmed. The site lies in the industrial activities sub-zone, with hall-type buildings, under the general urban plan in force. The planning indicators are confirmed by the urban planning certificate. The land is not listed as a historic monument and does not lie in a protected area.
Planning documentation for the conversion. The change of use and the 110 kV substation are to be permitted on the basis of a zonal urban plan covering the unified perimeter of both plots, followed by design, approvals and the building permit. The planning documentation starts once the grid solution study, which fixes the connection, is complete.
